Choose the ADU design team by the complexity and responsibility the project actually needs

A straightforward ADU does not automatically require the largest design team, and the lowest drafting fee is not automatically the best value. A drafter can document a well-defined concept within the person’s lawful scope. An architect can provide broader design leadership and coordination. A design-build team can combine design and construction responsibility. Structural engineering and other specialists may still be required under any delivery model.

Define the deliverables before comparing titles

Ask who handles feasibility, code research, site planning, design, engineering coordination, energy documentation, permit corrections, selections, construction details, and field questions. Two proposals with similar professional titles may include very different services.

Use project complexity as the deciding factor

Unusual site constraints, difficult massing, structural complexity, hillside conditions, utility challenges, or a homeowner who needs substantial design help can justify broader architectural involvement. A constrained standard solution on a simple site may need a leaner team.

Review permitted work, not only renderings

Ask to see comparable ADUs that reached permit and construction. Presentation images show design intent, while permit and construction examples reveal coordination quality and understanding of the approval process.

Clarify drawing ownership and revision responsibility

The agreement should explain who owns or may use the drawings if the builder or designer changes and who responds to plan-check comments. Single-point responsibility is useful only when the contract states what is actually included.

Compare fees together with exclusions and construction pricing

Design fees, revision limits, schedule, engineering, permit services, and the method used to price construction all affect the total project decision. DreamPrint’s ADU and JADU guide covers the full development sequence. For a property-specific design-build path, continue to the ADU construction service.
