Foundation type should respond to the site, loads, and connection to the existing house

Piers, crawlspaces, and slabs each solve different problems. Piers can reduce some excavation and work well in certain slopes or access conditions. Crawlspaces provide distributed support and future utility access. Slabs create a direct floor but can make later plumbing changes more disruptive. Soil, groundwater, structure, drainage, energy, moisture control, floor elevation, and local design requirements should drive the choice.

Start with structural and geotechnical evidence

The engineer needs enough information about loads, soil, slope, and the existing foundation to justify the proposed system. A generic square-foot rate cannot replace site-specific design when the foundation is the part of the addition that transfers loads to the ground.

Compare how each option ties into the existing house

Differential movement can occur where new and old foundations behave differently. The connection detail, finished-floor elevation, exterior wall transition, and roof or floor geometry should be considered together.

Utilities and future access matter

A crawlspace can make future plumbing access easier, while a slab may require careful routing before concrete placement. Pier systems may create their own beam, floor-framing, insulation, and enclosure details. Foundation choice therefore affects more than concrete cost.

Coordinate moisture and drainage from the beginning

Each system needs a coherent strategy for surface runoff, vapor, water at the foundation, pest control, insulation, and ventilation or conditioning where applicable. These details are easier to design before excavation than to retrofit after the addition is enclosed.
