How fast

How long does new home construction take in Menlo Park?

Most ground-up new home construction in Menlo Park takes 14 to 22 months from the first design meeting to move-in. Larger lots near Atherton and Sharon Heights tend to run longer, since bigger homes trigger more detailed plan review before a permit is issued.

01
Architectural design
Floor plans, structural engineering, and Title 24 compliance, 4 to 7 months
02
City plan review
New construction gets the most detailed review track, typically 10 to 18 weeks in Menlo Park
03
Groundbreaking to framing
Foundation, framing, and rough systems, roughly 7 to 11 months
04
Finishes to move-in
Interior finishes, final inspection, and Certificate of Occupancy close out the project

Locking in windows, cabinetry, and other long-lead materials as soon as the design is finalized, rather than waiting on permits to clear, is one of the most reliable ways to keep new home construction in Menlo Park from stalling once the crew is on site.

Value

Is new home construction worth it in Menlo Park?

For many owners, yes, particularly when an existing lot's location can't be replaced. Menlo Park's appeal is almost entirely about where a home sits, near top-rated schools, Sand Hill Road, and Silicon Valley's core, so tearing down and rebuilding on land you already own is often more realistic than finding a comparable lot for sale.

Building new also resets the clock on everything: current seismic bracing, Title 24 energy performance, and systems that won't need replacement for decades, none of which a 1950s or 1960s resale home in Menlo Park typically has. The tradeoff is that construction costs here run higher than most nearby cities, given the scale many Menlo Park custom homes are built to. For owners who already hold the land, that cost buys a home built exactly to their plan on a location that isn't for sale elsewhere at any price.

Permits & code

What permits does new home construction in Menlo Park require?

Ground-up construction goes through the city's most detailed review track, since plan checkers are evaluating an entire structure rather than a single room or system addition.

In San Mateo County, plan check and building permit fees for a new custom home typically run $35,000 to $95,000 depending on size and valuation, and can climb further once school impact fees and any applicable Belle Haven or unincorporated county overlap fees are added. Plan review for new residential construction in Menlo Park currently takes 10 to 18 weeks. Every new build must also meet current seismic bracing standards and Title 24 energy code requirements, which shape wall framing and window selection well before a permit is issued. You can review current requirements through the City of Menlo Park building division.

Dreamprint Home Remodeling added rock siding to my one-story home, and it looks gorgeous! The other day one of my neighbors was on a walk and he stopped to let me know my front yard was looking sharp (he thought I might be selling my house because it looked so good.). Dreampoint completed the job in just a few days and took care to protect my new pavers. I would use this company again, anytime!

We had several issues with our home, including a leaky kitchen window, cracks in the stucco, and wood rot in the trim. Mendy from Dreamprint Home Remodeling quickly identified the source of the window leak and took the time to thoroughly explain our repair options. He listened to our concerns and remained available to answer any questions throughout the entire project. Mendy and his team were professional, courteous, and easy to work with. The work was completed on schedule, and the new window looks fantastic. What really stood out was their attention to detail. They didn’t just install the window, they tested it to ensure it was fully waterproof. While this may seem like a basic step, none of the other companies we consulted thought it was necessary. That extra care gave us confidence in Mendy and his team. The finished result exceeded our expectations. The house looks absolutely beautiful. If we ever need more work done, Mendy will be the first person we call!

Dreamprint Home Remodeling and its owner, Mendy Hahn, just completed an extensive series of remodeling projects for us, and we are extremely happy with the results. He was very professional and his communication was prompt and informative. His work crew, led by foreman Daniel, was also very professional and was willing to work evenings and weekends to get the jobs done quickly while keeping the worksite clean and interfering with our lives as little as possible. When we contacted Dreamprint, we were planning a major master bath remodel with some minor work on a second bathroom. Mendy had numerous helpful suggestions for both projects, including the addition of a built-in shelf unit in the master bath that we love. The master bath work included demolition of an old shower stall, spa tub, countertop, sinks, and flooring while retaining the existing built-in vanity. It also required removing a large window over the spa and reframing and replacing it with a smaller window. This window rework was a major stumbling block for other contractors we’d spoken with since it required both interior and exterior work, but Mendy handled it with no problem. The replacements include a large tiled walk-in shower with built-in bench and associated plumbing, new tile floor, new countertop and sink, new light fixtures, and the aforementioned shelf unit. As the project progressed Mendy kept us carefully aware of what materials (tile, plumbing fixtures, etc) would be needed and when, so we could have these selected and purchased in time. The secondary bath project started out as simply a countertop and floor replacement, but after seeing the work Dreamprint did in the master bath we opted to expand this to include a complete tub/shower replacement. Likewise we had several other projects we’d been thinking of doing, and opted to contract with Dreamprint after seeing the quality of the initial work. These included complete repainting of the house (both interior and exterior); replacing the hot water heater with a tankless water heater; retiling the entire kitchen and entryway floors; and replacing the water supply line into the house. All these projects were completed quickly and with high quality. The only significant issue we had was with a backflow regulator on the water supply line that leaked after installation, but Mendy promptly had his crew rework it until the problem was resolved, with no additional charge. Upon completing the projects Mendy walked through all the work looking for minor issues and blemishes for his crew to correct (often spotting things I would never have noticed until he pointed them out). I also had a short list of items I found in the weeks after the work was done. Mendy cheerfully made sure all these issues were corrected before requesting final payment. In summary, I highly recommend Dreamprint Home Remodeling to anyone, and will happily use them again myself for future home projects.

I highly recommend Dreamprint Home Remodeling! Mendy helped me with the permit process for my kitchen remodel and made what could’ve been a stressful situation feel smooth and manageable. His communication was excellent—he explained what to expect, followed through on every detail, and even took care of revisions requested by the city. He stayed involved even after approvals, answering my questions and following up when needed. It’s rare to find someone so reliable and professional. I’d gladly work with Mendy again.

We first started thinking about my garage remodel in 2021. The building itself was built in the 1930s, and the house had been remodeled in 2015. The previous owners worked hard to preserve as much of the original 1930s house as made sense, mixing in modern touches, but they left the garage for us. We very much wanted to retain as much of it as feasible, while correcting the sunken foundation and adding necessary improvements. I just reviewed my notes, and we spoke with exactly 20 different contractors about our project. We wanted to preserve the building, but were open to starting over if that made more sense. Dreamprint was one of the first contractors to come see our project, and also was among the few that were supportive of our desire to preserve the building. Angel visited us in August of 2023, and I wrote down his exact words: “I think we can save it.” To our delight, he was right. Working with an outside architect and Mendy, we got to a project plan and budget we were comfortable with, and we selected Mendy because it felt like he understood our goals and was committed to working through the project to get us the results we were looking for. In addition to understanding our desires, we felt that Mendy brought an owner’s perspective to the work. He advised options and approaches that we might have come upon ourselves if we were doing the work for ourselves. There was no feeling of shortcuts or half considered solutions. We felt we were being supported in building for the long term. Various of Mendy’s teams came through every day, including occasional weekend work, to move our project forward quickly. I have read that it can be occasionally difficult to have contractors deliver expeditiously, and this is thankfully not a problem we had with Dreamprint. Mendy was responsive, helped set our expectations, and quickly turned over options for us as we crossed milestones on the project. In the end, we got exactly what we were hoping for with our garage remodel project. We’ve brought countless people through to see the result, and many of our neighbors have commented on how great the garage looks. Pricing was fair, the support and communication were fantastic, and we recommend Mendy and Dreamprint enthusiastically.

Mendy is a great client. I worked with him on a small project. Though I am an overseas architect, but his communication was prompt and payments were on time. Would like to work with him again.

Construction loans, setback limits, jurisdiction questions between Menlo Park and West Menlo Park: building new here has more moving pieces than most cities. Dreamprint manages the whole project, from lot planning to final walkthrough.

Frequently asked questions

New home construction in Menlo Park, answered

Q1 Does building a new home trigger a full property tax reassessment? +
Yes, and this is a real difference from remodeling. Under Prop 13, new construction resets assessed value to current market value for the new improvement, unlike a remodel of an existing structure, which usually only adds value for the specific upgrade. The San Mateo County Assessor's Office can confirm exactly how a full teardown and rebuild would be assessed for your parcel.
Q2 How does financing work for building a new home versus buying one? +
New construction typically uses a construction loan that pays out in draws tied to completed phases, rather than a single lump sum at closing like a conventional mortgage. Many lenders convert this into a standard mortgage once the Certificate of Occupancy is issued, so it's worth confirming that conversion process with your lender before breaking ground.
Q3 What are Menlo Park's setback and floor area limits for a new home? +
Setbacks and floor area ratio limits vary by zoning district and lot size, so there is no single citywide number. Confirming these limits for your specific parcel before finalizing a floor plan avoids a redesign after the architectural work is already done.
Q4 Are there flood zone or soil considerations for lots near the Bay? +
Yes, for lots in Menlo Park's northern, Bay-adjacent areas. These parcels can sit within designated flood zones or on fill soil, which may require elevated foundations or a geotechnical soils report before the city will approve a building permit. Checking your parcel's flood zone status early prevents a foundation redesign mid-project.
Q5 Does West Menlo Park have a different permitting agency than Menlo Park itself? +
Yes. West Menlo Park is unincorporated San Mateo County, not part of the City of Menlo Park, so new construction there goes through the county's planning and building department rather than the city's. Confirming which jurisdiction your parcel falls under is one of the first things to check before hiring a designer.
